The Social Housing Accelerator Payment is a $2 billion Federal Government initiative aimed at delivering thousands of new and refurbished public homes across Australia.
Delivered in June 2023, the Social Housing Accelerator Payment enables the states and territories to build 4,000 homes across the country to increase the supply of public homes for Australians on social and public housing waiting lists.
The Social Housing Accelerator Payment is providing a minimum $135.8 million in funding for South Australia, which is being used to deliver public and community housing projects.
This includes a mix of new builds and renovated existing housing stock, with some projects wholly funded by the State Government and others delivered in partnership with community housing providers.
Housing Mix
New Public Housing
- Seaton Apartments, SA Housing Trust, Seaton
- New housing replacing old public homes, creating greater housing diversity and increasing housing choices for our customers. To be completed by end of 2026, these apartments will be suitable for people aged over 55, living with disability, singles and couples. Built to a Silver Standard Liveable Housing Designs and a minimum 7-star energy rating.
- Camden Park, SA Housing Trust
- New public housing replacing 48 old apartments that were no longer fit for purpose.
- Ceduna Aboriginal Housing, SA housing Trust/Renewal SA
- Innovative two and three bedroom modular homes for Aboriginal tenants.
Refurbished Public Housing
- Drew Court, SA Housing Trust, Oaklands Park
- A complete refurbishment of 80 units to return them to good condition in a priority location, close to transport and services. Units that are currently difficult to let, will be tenantable again after the improvements are completed.
- Glengowrie Court, SA Housing Trust, Glengowrie
- Upgrades to 58 existing one and two-bedroom apartments, homes for singles and couples, completed by mid-2027. This is funded through a combination of Federal and State Government funding.
Community Housing
- Junction at Tonsley, Junction
- This multi-stage precinct, will feature studio, one and two-bedroom apartments, Junction offices, women’s housing, disability housing and provide accommodation for women experiencing Domestic and Family Violence, older women, and people experiencing homelessness.
- Wirra Mikangka, Eastwood, Housing Choices SA
- Pending planning approval, the first state-government back build-to-rent project will feature a mix of social housing, affordable rental, where tenants pay 75% of market rent, and market rent apartments.
Wirra Mikanga features two apartment building towers, with access to city park lands, public transport and services and a total of 151 apartments.

- Uniting on Hawker, Uniting SA, Brompton
- A mix of social housing, affordable rentals, where tenants pay 75% of market rent and market sales, near a main road and close to public transport. This town house project opens up housing opportunity on the city’s fringe.
- 143 Devonport, Community Housing Ltd, Prospect
- Redeveloping old homes to build a five-storey apartment building, targeting people experiencing domestic and family violence and older women, including studios, one and two bedroom apartments.
- 35 ° South, Your Place Housing, O’Sullivan Beach, Klemzig
- Replacing older and under utilised homes across two sites, new dwellings will cater to the needs of people with disability. These modern sites will provide specialist disability accommodation and assist people to maintain social family connections and access to services.
- 164 Churchill, Community Housing Ltd, Prospect
- A single five storey apartment building, a mix of studio, one and two-bedroom apartments
- Uniting at Kidman Park, Uniting SA, Kidman Park
- Six family homes targeted at low income families adjoining another uniting SA site. A mix of two and three-bedroom homes.
