As part of the State Government’s commitment to building a better housing future for all South Australians, a major revitalisation project is underway in Seaton. This urban renewal initiative is being planned and delivered by Renewal SA, with support from the SA Housing Trust (the Trust). It represents the most significant investment in new housing in the region since its original post-war development.
The redevelopment will replace older housing stock with safe, modern homes that better meet the needs of current and future tenants. Many Trust owned homes in the area are dated, expensive to maintain, and no longer suited to today’s lifestyles. We are investing in public housing to ensure families in need continue to have access to secure, high-quality homes, with more choice in dwelling types. As a result, we will need to relocate some tenants to other homes, and the Trust is working closely with these tenants to ensure a smooth relocation process.
What’s Happening Now
The redevelopment and relocation of tenants are being delivered in stages. Here is a snapshot of progress so far:
- Stage 1 – Demonstration Project Area
- Four new homes on Glenburnie Street are complete and occupied
- Five single-storey homes on Karra Avenue are expected to be completed by the end of 2025
- Twenty-two two-bedroom lifted apartments, including two accessible units, are scheduled for completion in October 2026
- Stage 2
- All tenants have been successfully relocated
- Demolition of properties is complete
- Stage 3
- All but one tenant has been relocated
- Final disconnections and demolitions are underway
What We Are Building
- 386 new Public Housing homes
- 229 two-bedroom homes (single storey and townhouses)
- 57 four-bedroom homes (single storey and townhouses)
- 100 two-bedroom apartments
- 31 homes/units in demonstration project
Infrastructure and Public Spaces
- Undergrounding of overhead power lines
- $12 million investment in landscaping, public open space (12.5%), tree canopy, and public art
- $89 million investment in civil construction including internal roads, services, and pedestrian/cycling connections
